The ground floor boasts a thoughtfully laid-out space encompassing one of the bedrooms, an expansive open-plan living area, and an integrated dining and kitchen space. This inviting open-plan area is the heart of the residence, fully equipped to cater to all your requirements. For your convenience, a fully equipped laundry facility awaits, complete with a washing machine, dryer, and a separate toilet. Located upstairs, there are two bedrooms and one main bathroom (not ensuite). Step outside to enjoy the courtyard area, which has an inviting outdoor dining setting. Accessible from the dining area, this space provides the perfect backdrop for shared moments and relaxation. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Pets are welcome but must be cleaned up during/ after the stay. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS This is up to the owner's discretion so please contact me to discuss your pet needs prior to booking. 6. LINEN AND TOWELS All linen and towels are included in your stay. Lost or damaged linen / towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Extra cleaning charges may be incurred for the cleaning of dirty dishes, dishwasher, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows, doors and garage are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $150. Smoking is not permitted in the house. Thank you for abiding by the terms and conditions.
