House Rules

There are strictly no schoolies, parties, or events. We welcome mature guests only. The property is patrolled by security. If neighbours complain or the police are called, this could affect your bond, and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been completed. Please read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules apply. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 p.m., and check-out time is 10 a.m. When your booking is confirmed, refer to the house manual for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Management will charge the bond for any management or expense incurred due to breaching these terms and conditions. Examples include but are not limited to, any breakage, damage, or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music is to be played after 8 p.m. on weekdays, including Sunday, and after 10.30 p.m. on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are not allowed at this property. 6. LINEN AND TOWELS All linen and towels are supplied for your convenience. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS Guests will be contacted at the phone number on the booking request if a complaint is raised. Please ensure this number is correct. If we cannot contact you within 15 minutes of receiving the complaint or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests would be charged up to $300 + GST. If you have any problems or complaints, please inform us as soon as possible so we can rectify the situation. We recommend all guests purchase travel insurance since Management is not Managemente for any injuries, illness, or accidents while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay overnight at the property. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges, and all rubbish must be put in the rubbish bins on the ground level. Crockery and cutlery must be washed and packed away, and the property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for cleaning dirty dishes, the washing machine, and the dishwasher, emptying the fridge, and removing excessive rubbish. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their original position when you arrive. The property should be vacated on time and secured. All windows and doors must be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. If you lose them, duplicate keys will be provided at an additional charge of $300. Smoking is not permitted in the house. 9. GENERAL Noise levels must not disturb neighbours between 10.30 pm and 8 am. EPA-enforced neighbourhood quiet hours are from 10.30 pm to 8 am. Thank you for abiding by the terms and conditions.
