With amazing views, this home is the tranquil hilltop haven of Mount Martha. This charming 3 bedroom, 2 bathroom holiday home is the embodiment of a peaceful sanctuary, boasting breathtaking panoramic views of the ocean that promise to delight and inspire. As you step into Bella Vista on the entry-level, which, intriguingly, is situated on the higher side of the home, you are greeted by a cozy arrangement of two single beds. This level is also the hub of the home, featuring the open plan kitchen, dining and living area. This area opens up to a lovely deck area with a BBQ and ample seating where you can bask in the stunning views. It's an idyllic spot for savouring your morning coffee or enjoying a sunset grill. The bathroom and toilet are conveniently situated on the same level. As you venture downstairs, there are another two bedrooms, both with queen size beds in each. Relax and unwind in a separate second living area with a Smart TV. This level also provides convenient access to the backyard. Convenient laundry with washing machine and dryer along with a shower inside its same room. Each room in Bella Vista has been thoughtfully designed to maximize your comfort and the home's natural allure. There are security cameras located at the front of the home. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment is allocated to the booking. Any damage, loss or expense incurred by management as a result breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is in a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. 6. LINEN AND TOWELS All linen and towels are included in your stay. Lost or damaged hired linen / towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must follow all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. It would be best if you let us know immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, the washing machine, the dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the added costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of all accommodation keys, if any are provided. If you lose either of these, there will be an extra charge of $100 for keys. Smoking is not allowed in the house. 9. GENERAL There are security cameras located at the front of the home.
