Bimble means “a leisurely walk”. That’s precisely where this beach home is situated in one of the best spots in RYE, approximately a 3-4 min walk to Woolies & Rye front beach. A newly renovated unit, secure, bright and safe, suitable for family or friends getaway to peaceful Rye but close to all Rye has to offer. A polished concrete floor and giant screen smart TV will make you feel at home. Open the barn door to a bathroom with a walk-in shower, or enjoy an outdoor shower in the salty Rye air.

Bimble Beach Unit is on a street that is well lit up with street lights for a leisurely night walk to the beach. The open-plan living and kitchen area is spacious and light-filled, with stacker doors opening onto a cosy backyard—a new modern, fully functional kitchen for cooking in the backyard. A dishwasher takes care of the washing up while you enjoy a relaxing drink. The home has lovely air-conditioning in the living room that will cool the whole house in minutes, leaving you refreshed on a summer's day. A large-screen smart TV with unlimited Wi-Fi provides entertainment throughout your stay. High-quality beds ensure a great night's sleep. The bedding is one queen-size bed in bedrooms 1 and 2 single beds that can easily be pushed together to make one large queen bed if required. The bedroom with the queen bed also has a smart TV and a ceiling fan for your enjoyment. A modern new bathroom is included, and if you feel adventurous, the unit has an extra outdoor shower where you can enjoy a hot shower under the stars! It also has an outdoor toilet, making it two bathrooms and two batteries in the unit. There's a washing machine available for you to use, too. Bimble Beach Unit also has convenient, secure parking within the fenced-off property. Please note that the home only has CCTV cameras outside, and the garage is unavailable. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

TERMS AND CONDITIONS AGREEMENT We are excited to host you! To ensure a pleasant stay for you and our neighbours, please read and adhere to the Terms and Conditions below between Ready Set Stay and you, the Guest (hereinafter referred to as “You”) for the property to which your booking relates. 1. ACCEPTANCE AND RESPONSIBILITY: By confirming your booking and paying the deposit, you agree to these terms and conditions. You are responsible for ensuring compliance with these terms and conditions throughout your stay. 2. GUEST OCCUPANCY: Only the guests included in your booking may stay overnight at the property. If additional guests stay without prior approval from Ready Set Stay, we reserve the right to terminate your booking immediately, with no refund. It is your responsibility to ensure that the number of guests does not exceed the maximum occupancy stated in the listing. 3. CHECK-IN / OUT: The house manual will be sent to you three (3) days prior to your check-in day, providing all access and stay information. Check-in and check-out times are listed on the platform and sent upon booking confirmation. Please vacate the property on time, ensure all windows and doors are locked, and follow any check-out instructions on the leaving checklist. Late check-outs may incur fees. 4. SECURITY BOND: A security bond is allocated to the booking. Any damage, loss, or expense incurred by Ready Set Stay or the property owner due to breaching these terms and conditions will be charged against the security bond. You must report any damage, breakages, or loss immediately. The security bond will be refunded within approximately seven (7) days of check-out, provided the property is left in a clean condition and no damages are reported. Damages or extra cleaning will be charged at fair value and deducted from the security bond. Noise complaints or similar breaches may also result in deductions from the security bond. 5. PARTIES AND FUNCTIONS: Parties are not allowed, and noise must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8:00pm on weekdays and Sundays, and after 10:00pm on Friday and Saturday nights. Disobeying these rules may result in losing your security bond and eviction from the property. 6. COMPLAINTS: You shall not disturb, annoy, endanger (including the use of fireworks), or create inconvenience for neighbours, nor use the premises for any unlawful purposes. If a complaint is raised, guests will be contacted at the phone number provided on the booking request. Ensure this number is correct. If we cannot contact you within ten (10) minutes of the complaint or if noise or other issues persist, security will be arranged to attend the home, incurring a charge of $300.00 (plus GST). 7. CONCERNS: Address any issues during your stay. Refunds, including cleaning fees, will not be issued after checkout if we were not given the opportunity to resolve the problem during your stay. No refund shall be made for early departure or refusal to stay at the property. Ready Set Stay and the property owner are not liable for any damage or loss to the guest’s property or person. No responsibility is taken for personal property left at the property. 8. SCHOOLIES BOOKINGS: If you are booking as a schoolies group, you must verify whether the property permits schoolies bookings prior to confirming your reservation. Not all properties are suitable for schoolies, and additional conditions, security bonds, or restrictions may apply at the discretion of Ready Set Stay. Failure to disclose a schoolies booking may result in immediate cancellation without refund. 9. SECURITY MONITORING: The property may be subject to security patrols to ensure adherence to house rules. This is implemented to maintain a safe and respectful environment for all guests. 10. VERIFICATION PROCESS: All bookings are contingent upon a verification process prior to confirmation. Guests are required to provide necessary identification and complete any verification steps as requested. Reservations will only be confirmed upon successful completion of the verification process. Failure to complete verification may result in the cancellation of the booking without refund. 11. CODE OF CONDUCT COMPLIANCE: Guests are required to comply with any Code of Conduct published by the Council or Municipality in which the Property is located. Adherence to local council regulations, noise restrictions, waste disposal, and guest behaviour guidelines is mandatory. Non-compliance with these rules may result in penalties, deductions from the security bond, or eviction without refund. 12. AGENTS / OWNERS RIGHTS: If the terms and conditions contained within this Agreement are not met, Ready Set Stay and/or the property owner may cancel this Agreement and enter the property to inspect and ensure you have vacated. All monies paid shall be forfeited as liquidated damages. 13. INDEMNITY CLAUSE: You agree to indemnify and hold Ready Set Stay and the property owner harmless from any claims, including those of third parties, arising out of or related to your use of the property or the items of personal property provided therein. You assume all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool or spa, and will hold Ready Set Stay and the property owner harmless. We recommend purchasing travel insurance as Ready Set Stay and the property owner is not responsible for any injuries, illness, or accidents that may occur while staying at the property. 14. NO PERMANENT RESIDENCE: This property is for short-term, temporary use only and cannot be used as a permanent residence. 15. REPAIRS AND MAINTENANCE: The home is rented with the property owner’s furniture and household furnishings. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS This home does not allow for pets. 6. LINEN AND TOWELS All linen and towels are supplied for your convenience. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot get with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this occurs, guests will be charged up to $300. In the case of any problem or complaint, you must inform us as soon as possible so we can rectify the situation. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illnesses, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for cleaning dirty dishes, washing the machine and dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. If the keys are lost, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. There is external CCTV in place. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us. Thank you for abiding by the terms and conditions.
