Constructed from Hillview Quarry granite, the contemporary cottage offers a stunning space where old-world charm meets modern comfort. Gazing out across the resident sheep, alpacas and rolling acres to glimpses of Phillip Island in the distance, the spacious open living area with soaring ceiling, leather sofas, dining suite and flatscreen TV is complemented by a contemporary kitchenette with dishwasher, oven, microwave, gas cooktop, fridge, kettle, toaster and coffee-pod machine. Vast sliding glass doors open to a covered barbecue patio with a 6-seater alfresco dining set. A queen bedroom and a second queen bedroom with bunk beds (2 x single) are serviced by a modern bathroom with a walk-in slate rain shower and split-system air conditioning. A short drive to wineries, breweries, surf breaks, horse-riding trails and other coastal spoils, the cottage offers an idyllic seaside escape just over an hour from Melbourne. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we the reserve right to evict guests. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. There is a dam on the property so children will need supervision. There are also live animals (sheep and alpacas) fenced on the property. Pets are welcome but must remain outside and be cleaned up during the stay. There are animals on the farm and these may roam around at times (sheep/cows). All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are allowed at the property however not inside the home. You are responsible for cleaning up after your pets. Any evidence of pets being inside may incur extra cleaning fees. 6. LINEN AND TOWELS All bedding linen and towels are provided for your convenience. Lost or damaged hired linen may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. Thank you for abiding by the terms and conditions.
