The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when booking for your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management due to breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music will be played after 8 pm on weekdays, including Sunday, and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are not allowed. 6. LINEN AND TOWELS All linen and towels are included in your stay. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS Guests will be contacted at the phone number on the booking request if a complaint is raised. Please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, guests would be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illnesses, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakage, and loss during your stay; please notify us. Only the guests who agreed to the booking may stay on the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges, and all rubbish must be put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, washing the machine and dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping of accommodation keys. If they are lost, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. Thank you for abiding by the terms and conditions.
