Public transport is a breeze, as we're right on the tram 59 line, leading you straight into the city's heart via the Parkville/Flemington Road hospital precinct. Ideal for those visiting the Royal Children's Hospital, Royal Melbourne Hospital, Peter Mac, and more. Experience a hassle-free stay in a prime location. This well-designed apartment is newly furnished and offers the ultimate lifestyle experience in a truly outstanding location. Two bedrooms await you in this charming retreat. The primary bedroom boasts a luxurious queen-size bed and a private ensuite for comfort, while the second bedroom provides a cozy single bed. Additionally, a well-appointed main bathroom is available for the convenience of other guests. As you step down the hallway, you'll be greeted by the inviting open living and kitchen area—an ideal space for culinary creations and relaxation. The laundry is located in the hallway cupboard and contains a washer/dryer combo. For a delightful evening experience, consider taking a seat on the balcony and savouring a glass of fine wine. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music is to be played after 8 pm during the weekdays, including Sunday and after 10 pm. on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. 6. LINEN AND TOWELS All linen and towels are included in your stay. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, that cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of all accommodation keys and remotes, if any are provided. In case of losing either of these, there will be an extra charge of $100 for keys and $250 for the fob/remote. Smoking is not permitted in the house. This home sleeps 3 guests across 2 bedrooms. Bedroom 1 – 1 Queen Bed (Sleeps 2) - Has ensuite Bedroom 2 – 1 Single (Sleep 1) All linens and towels will be included for your convenience. Lost or damaged hired linen/towels may incur costs. The keys are available at the Essendon SamMart and Cafe, which is located a 3 minute drive from the apartment. The hours of operation are Monday to Thursday and Sunday 8.00-22.00, and Friday to Saturday, 8.00 to 23.00. The keys must be collected and returned here. Guests will be sent a unique code three days prior to their stay.
