Close proximity to the Peninsula Hot Springs in Rye and Rosebud Beach. Please note this is a unit, and the owner lives on-site in his home at the front. The owner is lovely, respectful and will not interfere with your stay at all unless requested.

Welcome to a fully self-contained haven, complete with its own well-appointed kitchen, a serene bedroom featuring a queen-sized bed, a bathroom boasting a refreshing shower and toilet, and a cozy lounge area adorned with a comfortable couch. For those accompanied by little ones, a convenient portacot awaits. WIFI is also offered to guests. Nestled discreetly behind the owner's abode, this self-contained oasis provides a sense of seclusion while offering all the comforts of a home away from home. Tailored to accommodate two adults and a child, this unit epitomizes the ideal golf-side retreat, a place where you can savour your holiday to the fullest while basking in pure relaxation. Unfortunately, the home does not have an oven or stove, but it does have a BBQ, Air Fryer and Electric Fry Pan that is available for use. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.
House Rules
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS The home does not allow for pets. 6. LINEN AND TOWELS All bedding linen and towels are provided for your convenience. Lost or damaged hired linen may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of property during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house.
