The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

If neighbours complain or the police are called, this could affect your bond, and we have reserved the right to evict guests. Council Short Stay Accommodation Code of Conduct rules apply. You are required to bring your linen and towels unless prearranged. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Strictly no pets are allowed at the property unless prior approval by the owner/manager. Charges will apply if unauthorised pets are kept at the property. 6. LINEN AND TOWELS Included in the home: doona, doona cover and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring their own fitted, sheets, flat sheets and pillowcases for each bed. Guests also bring their own beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price. Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged up to $300. In the case of any problem or complaint, you must inform us at the earliest opportunity, so we have the chance to rectify the situation. Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illness, or accidents while staying at our property. 8. YOUR OTHER RESPONSIBILITIES Please vacate the pool before 10 pm as this is when noise restrictions start. The pool operating hours are from 7.00 am and 10.00 pm. Any use of the pool outside of these timeframes will result in a bond loss and the guest will be asked to vacate the home. You must comply with all applicable house rules and all instructions from management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately. Management may recover from your repair or replacement cost (at Management's discretion). Only the guests nominated and agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Please BYO tennis rackets and balls if you'd like to play tennis and remember all your linen and towels. . There's a Nespresso coffee machine at the home if you'd like to use this, Nespresso pods are available at the Woolworths in Rosebud. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be put out on the nature strip. The pool system cannot be tampered with and the pool cover must be put back on after use. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card....
