Specifically set-up to accommodate up to 8 people, the residence is set on one level, is easily accessible and caters for dual families. All bedrooms are large, light-filled and spacious there is sure to be plenty of opportunity for everyone to relax and unwind. Situated at the end of an exclusive cul-de-sac, on 1 acre of manicured surrounds, this sprawling 34 Square family home offers plenty of room to accommodate a few cars or boats with a huge 14m x 11m garage with high clearance and direct access to the home, along with plenty of area for extra cars etc. The home has 4 generous size bedrooms with 2 bathrooms and a separate toilet. With an open plan kitchen and dining room and 2 separate large living area where the whole family can spread out and relax. In the outdoor area you can enjoy some sunshine on the deck area or play on the large grass area that overlooks a dam. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

Every guest must provide ID (driving license) and sign the verification document. This document should be sent to Ready Set Stay after booking is confirmed. Maximum 9 people to be at the home at all times. No extra people or visitors are allowed due to council regulations. Guests will be evicted if there are any more than 8 guests at the home. There are 2 security cameras located at the front of the property (one outside the garage and one outside the front porch focusing on the long driveway. Both are on the left-hand side of the house. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us. Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at this home. 6. LINEN AND TOWELS Full bed linen provided. Please BYO towels. Guest have a choice of: Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged up to $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking is not permitted in the house. 9.
