The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited. Please kindly note that we do not allow pets.

House Rules

There are strictly no schoolies, parties, or events. We welcome mature guests only. The property is patrolled by security. If neighbours complain or the police are called, this could affect your bond, and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been completed. Please read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules apply. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when booking for the key box location; your unique code will be sent to you 3 days prior to your stay. 3. SECURITY BOND A bond payment is allocated to the booking. Any damage, loss or expense incurred by management due to breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music will be played after 8 p.m. on weekdays, including Sunday, and after 10 p.m. on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Dogs are allowed at the property, however, not inside the home. You are responsible for cleaning up after your pets. Any evidence of pets being inside may incur extra cleaning fees. Sorry, we don't accept cats. 6. LINEN AND TOWELS Guests are supplied with fresh linen and towels. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this occurs, guests will be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must follow all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must let us know of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the added costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of all accommodation keys and remotes, if any are provided. In case of losing either of these, there will be an extra charge of $100 for keys and $250 for the remote. Smoking is not allowed in the house or on the decks. Neighborhood

BEACHES Cape Woolamai's patrolled beach is 2km along the beach towards the cape - in front of the surf club with good car parking. Patrolled Smith's beach is excellent for swimming/ surfing and having fun with the waves. Woolamai waters - facing back to San Remo is a great, safe, calm beach and morning walk. The Colonnades is a hazardous beach with many rips. We urge/ strongly recommend that people swim between the flags at the patrolled beaches on the island. The neighbourhood is safe and family-friendly. There is a guest guidebook at the home with recommendations on what to do in the area; this gives dining options and local attraction suggestions.
