Located only 250m from YCW surf beach, 400m to the Smiths Beach General Store (did someone say coffee?), and just an 8-minute drive to Cowes, this home is ideal for your next Phillip Island beach getaway.

Located a stone's throw to the beach, this spacious holiday home will not disappoint. It’s a perfect place to make memories with your family with plenty of room for the kids to play, and it’s big enough for extended family or friends to share comfortably. It’s just 250m to YCW Beach which has a fun surf break and fascinating rock pools to enjoy year-round. It’s the less hectic sister of Smiths Beach, which is just 600m from the home if you prefer a patrolled beach in the summertime. Sunset strolls will become the perfect way to end your day. The home sleeps 15 guests. There’s a TV and comfy couches in each of the 2 large living areas. Upstairs, the open plan kitchen, living and dining room make for relaxed living, and the fully equipped kitchen allows for big group catering, with plenty of appliances and cookware to make it feel like a true home away from home. If you can’t face the 400m walk to the General Store, the ALDI coffee machine is a great option. There’s a family bathroom upstairs including a shower over bath and separate toilet. Downstairs, there’s another shower and separate toilet in the laundry room, which has a huge 10kg capacity washing machine. The house has 6 bedrooms, 3 up and 3 down. Two of the upstairs bedrooms have sliding doors that lead to the south-facing decks and the elevated living makes them a pleasant place to wake up. Downstairs, the comfy bunks and cosy living area make an excellent place for the kids to while away the hours. The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. Required to bring your own linen and towels unless prearranged. All guests must abide by the terms and conditions below: TERMS AND CONDITIONS 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to are any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located in a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at this home. 6. LINEN AND TOWELS Included in the home: doona, doona cover and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring their own fitted, sheets, flat sheets and pillowcases for each bed. Guests also bring their own beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price. Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. You are responsible for the safekeeping and replacement of the home’s remote controls. There will be a charge of $50 for the loss of remote control.
