The open plan living and dining zone is flooded with natural light and flows seamlessly onto the full-width balcony overlooking the peaceful park below. Electric blinds, dimmer lighting, heating/cooling and a ceiling fan let you create the perfect ambience at any time of day, whether you’re enjoying a movie night, or relaxing with a book on the comfortable adjustable couch. The balcony sliding doors open up for that relaxing indoor/outdoor living experience, while fly screens invite in the coastal breeze. Unique deco elements and vintage pieces adorn the property, adding a personal touch to your stay. The bespoke open plan kitchen, crafted for the most discerning chefs, is fully equipped with premium finishes for everything from relaxed breakfasts on the balcony to rooftop dinners at sunset. You’ll find an oven, stove top, dishwasher, microwave, toaster, sandwich press and blender, along with a dining table that seats six, and comfortable kitchen bench stools for inclusive chats with the cook during dinner prep. The BBQ makes entertaining effortless, for those balmy evenings when enjoying the balcony atmosphere is the order of the day. There are two comfortable balcony couches with cushions and blankets which add to the comfort and serenity. Both bedrooms are generously sized and designed with comfort in mind. The main bedroom features balcony doors with park/tree top vistas that can be viewed from the comfort of the luxurious queen Tempur bed, which can be repositioned by remote. The main bedroom has its own TV, electric blinds, dimmer lighting, ceiling fan, heating/cooling, built in robe/cupboard space, and suitcase rack. There’s even an electric massage table, making the space ideal for travelling therapists, or guests seeking a wellness-focused (or romantic) stay. The second bedroom also features a premium queen bed, heating/cooling, electric blinds, dimmer lighting, built in robe/cupboard space, and suitcase rack. The vogue bathroom offers a spa-like experience, complete with a deep soaking bath, walk in shower, heated floors, dimmer lighting, two heated towel rails, and a massive touch-light mirror with two different ambience settings. A washing machine is conveniently tucked away behind designer cabinetry in the kitchen, along with an iron and ironing board in a separate cupboard. A king size rooftop washing line makes sun-drying easy and there’s a separate portable rack for air drying on the balcony. There’s also an over-sized coin operated communal washing machine downstairs for those larger items or for sandy towels after a day at the beach. For longer stays a vacuum is available for added convenience. There’s one dedicated parking spot at the side of the building making it easy to bring up the luggage, and ample free and paid parking in the surrounding streets. A basket-ball court and footie oval are a stone’s throw away for the sports fanatics, and there's a skateboard ramp by the beach around the corner. High-speed Wi-Fi for streaming, working, or staying connected are also included. And then there’s the rooftop. The expansive private rooftop terrace is the true showpiece of this home. With a relaxing outdoor setting, a beautiful garden oasis with over 100 different plants, and led lighting that automatically flicks on after the not to be missed golden sunset hour. With a generous space to relax, it’s designed for long afternoons in the sun, sunset drinks, and memorable evenings under the stars. Bright, spacious and rare for this location, it feels like your own sky-high backyard in the heart of St Kilda. To keep the garden at its best, we kindly ask guests to allow a gardener to attend to the rooftop once or twice a week. Just moments from the beach, the iconic Luna Park, the famous Acland Street cake shops, vibrant cafés, restaurants and bars, and easy walking distance to trams into the CBD, this home delivers the ultimate blend of lifestyle, comfort and unbeatable location. The house will be used for rest-style holidaying; loud parties, events and gatherings are strictly prohibited. The roof top is restricted to up to six guests staying at the apartment.
House Rules
TERMS AND CONDITIONS AGREEMENT We are excited to host you! To ensure a pleasant stay for you and our neighbours, please read and adhere to the Terms and Conditions below between Ready Set Stay and you, the Guest (hereinafter referred to as “You”) for the property to which your booking relates. 1. ACCEPTANCE AND RESPONSIBILITY: By confirming your booking and paying the deposit, you agree to these terms and conditions. You are responsible for ensuring compliance with these terms and conditions throughout your stay. 2. GUEST OCCUPANCY: Only the guests included in your booking may stay overnight at the property. If additional guests stay without prior approval from Ready Set Stay, we reserve the right to terminate your booking immediately, with no refund. It is your responsibility to ensure that the number of guests does not exceed the maximum occupancy stated in the listing. 3. CHECK-IN / OUT: The house manual will be sent to you three (3) days prior to your check-in day, providing all access and stay information. Check-in and check-out times are listed on the platform and sent upon booking confirmation. Please vacate the property on time, ensure all windows and doors are locked, and follow any check-out instructions on the leaving checklist. Late check-outs may incur fees. 4. SECURITY BOND: A security bond is allocated to the booking. Any damage, loss, or expense incurred by Ready Set Stay or the property owner due to breaching these terms and conditions will be charged against the security bond. You must report any damage, breakages, or loss immediately. The security bond will be refunded within approximately seven (7) days of check-out, provided the property is left in a clean condition and no damages are reported. Damages or extra cleaning will be charged at fair value and deducted from the security bond. Noise complaints or similar breaches may also result in deductions from the security bond. 5. PARTIES AND FUNCTIONS: Parties are not allowed, and noise must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8:00pm on weekdays and Sundays, and after 10:00pm on Friday and Saturday nights. Disobeying these rules may result in losing your security bond and eviction from the property. 6. COMPLAINTS: You shall not disturb, annoy, endanger (including the use of fireworks), or create inconvenience for neighbours, nor use the premises for any unlawful purposes. If a complaint is raised, guests will be contacted at the phone number provided on the booking request. Ensure this number is correct. If we cannot contact you within ten (10) minutes of the complaint or if noise or other issues persist, security will be arranged to attend the home, incurring a charge of $300.00 (plus GST). 7. CONCERNS: Address any issues during your stay. Refunds, including cleaning fees, will not be issued after checkout if we were not given the opportunity to resolve the problem during your stay. No refund shall be made for early departure or refusal to stay at the property. Ready Set Stay and the property owner are not liable for any damage or loss to the guest’s property or person. No responsibility is taken for personal property left at the property. 8. SCHOOLIES BOOKINGS: If you are booking as a schoolies group, you must verify whether the property permits schoolies bookings prior to confirming your reservation. Not all properties are suitable for schoolies, and additional conditions, security bonds, or restrictions may apply at the discretion of Ready Set Stay. Failure to disclose a schoolies booking may result in immediate cancellation without refund. 9. SECURITY MONITORING: The property may be subject to security patrols to ensure adherence to house rules. This is implemented to maintain a safe and respectful environment for all guests. 10. VERIFICATION PROCESS: All bookings are contingent upon a verification process prior to confirmation. Guests are required to provide necessary identification and complete any verification steps as requested. Reservations will only be confirmed upon successful completion of the verification process. Failure to complete verification may result in the cancellation of the booking without refund. 11. CODE OF CONDUCT COMPLIANCE: Guests are required to comply with any Code of Conduct published by the Council or Municipality in which the Property is located. Adherence to local council regulations, noise restrictions, waste disposal, and guest behaviour guidelines is mandatory. Non-compliance with these rules may result in penalties, deductions from the security bond, or eviction without refund. 12. AGENTS / OWNERS RIGHTS: If the terms and conditions contained within this Agreement are not met, Ready Set Stay and/or the property owner may cancel this Agreement and enter the property to inspect and ensure you have vacated. All monies paid shall be forfeited as liquidated damages. 13. INDEMNITY CLAUSE: You agree to indemnify and hold Ready Set Stay and the property owner harmless from any claims, including those of third parties, arising out of or related to your use of the property or the items of personal property provided therein. You assume all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool or spa, and will hold Ready Set Stay and the property owner harmless. We recommend purchasing travel insurance as Ready Set Stay and the property owner is not responsible for any injuries, illness, or accidents that may occur while staying at the property. 14. NO PERMANENT RESIDENCE: This property is for short-term, temporary use only and cannot be used as a permanent residence. 15. REPAIRS AND MAINTENANCE: The home is rented with the property owner’s furniture and household furnishings. Ready Set Stay and the property owner is not responsible for providing additional furnishings or equipment not available in the property. Should something require repairs or maintenance during your stay, please let us know as soon as possible so we can assist with troubleshooting and tradespeople if required. Ready Set Stay will make every effort to repair and replace any equipment that is not working properly but cannot guarantee that all equipment is always in good operating order as we need to account for unforeseen breakages that are not made known. No rate adjustments or refunds will be made for equipment or appliance failures. 16. PETS: Refer to the listing details to see if pets are allowed. If allowed, you are responsible for cleaning up after them. Pets must remain outside at all times. Evidence of indoor pets or mess left by pets may result in additional cleaning charges. 17. LINEN AND / OR TOWELS: Please check the listing details to determine whether linen and towels are included with your booking or if you need to bring your own. If you wish to have optional linen provided, please inform us at least seven (7) days before your arrival, specifying which beds require linen. If linen and towels are not included, they can be hired for an additional fee. Contact us for pricing and ensure a minimum of seven (7) days notice, as last-minute requests may not be accommodated. During peak periods, hired linen and towels may be left at the end of the beds rather than made up. For properties that do not include linen and towels, we will assume no hire is needed unless otherwise advised. Please note that any lost or damaged linen or towels may incur additional charges. 18. SWIMMING POOLS AND SPAS: Use of swimming pools and spas is at your own risk. Children must be supervised at all times. No glassware is allowed in or around the pool/spa area. Ensure the pool/spa area is secured when not in use. 19. ALCOHOL CONSUMPTION: Responsible alcohol consumption is expected. Bedroom 1: 1x Queen Bed (Sleep 2) Bedroom 2: 1x Queen Bed (Sleep 2) Living Area: 1x Fold-out sofa bed (Sleep 2) Please note that the fold-out sofa bed is set up as a sofa, and linen can be provided for guest bookings of more than four guests.
