Located near the centre of Cowes, close to all amenities and within walking distance to Cowes beach and the Cowes shopping precinct, including some great cafes and restaurants, this large home offers coastal living at its best. The lovely three-bedroom, two-bathroom home has enough space to spread out and relax. Great-sized living and dining areas, including a fireplace (BYO firewood), for you to warm up on cold winter nights. A fully equipped kitchen with all your needs. Outside is a great deck to sit back and enjoy the afternoon sun with outdoor seating or the firepit for cooler nights (BYO firewood). Light and large, your new island escape will be the perfect place to relax, unwind and spend time with the family. No undercover parking or carport is available; however, there is off-street parking. There is a security camera that is located at the front of the home facing the driveway and front yard. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when booking the home; your unique code is confirmed. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by Management due to breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music will be played after 8 p.m. on we8 p.m., including Sundays, and after 10 p.m. on 10 and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are not allowed at this home. 6. LINEN AND TOWELS Included in the home: doona, doona cover and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their own beach, bath and tea towels, hand towels, and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Guests can hire a complete linen set for $30 per bed, including a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price. Towel Set Hire - Guests can hire a towel set for $10 per person, including one bath towel and two tea towels (for only the first ordered towel set). Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom, including a bathmat and hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. Ask Management for additional pricing if the stay is longer than seven days. For linen or towel hires, advise Ready Set Stay with 48 hours' notichours'last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this occurs, guests will be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to Management before departure from the property. We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. In the event of losing the keys, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. 9.
