This 4-bedroom, 2-bathroom retreat is the ideal holiday escape for families, offering plenty of room to spread out and relax. Tea Tree Breeze is set over two levels. The upper floor features an open-plan living, kitchen, dining area, three comfortable bedrooms, and a full bathroom. Step outside to enjoy two alfresco entertaining areas, complete with a TV, outdoor dining setting, BBQ, and heater—perfect for gathering with loved ones. On the lower level, you'll find a separate, self-contained studio with the fourth bedroom (featuring a tri-bunk bed), a bathroom, kitchenette, and TV. Please note that this studio is accessed via the carport/driveway and has no internal access to the main house. The living room's wood fireplace provides a cozy retreat during the cooler months, while the outdoor heated spa on the deck offers the perfect place to unwind year-round. While the garage is not available for guest use, there is ample parking space in the large circular driveway for both your car and boat. Your perfect beach getaway awaits at Tea Tree Breeze! The house is on a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying; loud parties are prohibited.

If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are NOT allowed at the property; Any evidence of pets being inside may incur extra cleaning fees. 6. LINEN AND TOWELS Included in the home: doona, doona cover and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats. Guests have the choice of: BYO Linen/Towels—Guests bring their own fitted sheets, flat sheets, and pillowcases for each bed. They also bring their beach, bath, and tea towels, along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Linen set includes 1x fitted sheet, 1x flat sheet, and 2x pillowcases. Towel Set Hire—The Towel set includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Bathroom Set Hire - Bathroom set includes 1x bathmat and 1x hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay lasts 7 days, ask management for any added pricing. For linen or towel hires, advise Ready Set Stay with 48 hours’ notice, as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request. Please ensure this number is correct. If we cannot contact you within 15 minutes of receiving the complaint or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests would be charged up to $300. Any complaint that cannot be resolved locally must be notified in writing to management before leaving the property. We recommend that all guests purchase travel insurance since management is not responsible for any injuries, illnesses, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must follow all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property and during your stay. You must let us know of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should The cleaning feewill be more than the usual cost for cleaning the property, you will be charged the added costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of all accommodation keys and remotes if any are provided. In case of losing either of these, there will be an extra charge of $100 for keys and $250 for the remote. Smoking is not allowed in the house. Thank you for abiding by the terms and conditions.
