Discover the charm of That Cowes House, a delightful single-story abode situated a stone's throw away from the pristine beaches of Cowes on Phillip Island. Designed to echo the tranquil ambience of the island, this home is the epitome of comfort and convenience. As you enter, be greeted by the signature long hallway leading you to the heart of the house. With five elegantly designed bedrooms, the home comfortably accommodates up to ten guests, making it perfect for families and larger groups. Every room evokes a sense of warmth and coziness, ensuring a restful night’s sleep after a day of island adventures. The two full bathrooms are spacious and equipped with all the essentials, offering guests the convenience and ease of feeling at home. For those who love cooking and entertaining, the kitchen is a dream. It boasts a walk-in pantry (WIP), ensuring ample space for all your culinary needs. Modern appliances, including a microwave, oven, fridge, and stove, ensure enjoyable and effortless meal preparations. Adjacent to the kitchen, the dining area is the perfect spot for intimate dinners or morning brunches. One of the house's crowning jewels is the expansive backyard, it's a haven for adults and children. Please note that the back fence is wire and may let small dogs through. Whether you're keen on reading a book or simply relishing the outdoors, the backyard offers an idyllic setting. The outdoor table is ideal for alfresco dining or evening BBQs. There is a garage available that can park 2 cars. There is also the side of the house that can park 3x cars. Please note that the driveway is steep. There are four cameras located on the outside of the home. These are located in the front yard, sides of the home and in the backyard area. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Pets are welcome but must be cleaned up during/ after the stay. Please note that the back fence is wire and may let small dogs through. There are four cameras located on the outside of the home. These are located in the front yard, sides of the home and in the backyard area. Rest assured, the system is only monitored in the event of any concerns or issues. Your safety and privacy are of utmost importance to us. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music is to be played after 8 pm during the weekdays, including Sunday, and after 10 pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are allowed. Please note that any damages or extra cleaning caused during the stay will incur additional charges. 6. LINEN AND TOWELS Full bed linen provided. Bath and beach towels are also provided. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests would be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management prior to departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakage, and loss during your stay; please notify us. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. Smoking and vaping is not permitted in the house. 9.
