The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited. House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been successfully completed. Read and accept our terms and conditions. Council Short Stay Accommodation Code of Conduct rules applies. If shoes can be taken off before entering it would be much appreciated. All guests must abide by these reasonable terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed. 6. LINEN AND TOWELS Guests are supplied with fresh linen and towels. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests would be charged $300 + GST. Any complaint, that cannot be resolved locally, must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked.
