Perfectly positioned, The Dolphin House allows guests to take a stroll along the scenic Tyrone foreshore to the vibrant cafes of Blairgowrie Village, while Rye town centre is just a short drive away for shopping, dining, and exploring the Mornington Peninsula’s coastal gems. The home features two spacious living areas, gas heating, split system cooling, and a fully equipped kitchen with essential appliances, including an oven, microwave, coffee machine, toaster, and kettle. For entertainment, enjoy the Smart TV, Wi-Fi, a collection of books and games, and a dedicated study desk for those needing a quiet workspace. The outdoor area includes a BBQ, dining setup, and an outdoor shower, perfect for rinsing off after a beach day. Practical amenities such as a washing machine, dryer, iron, ironing board, and secure parking to ensure a stress-free stay. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests. Council Short Stay Accommodation Code of Conduct rules applies. Required to bring your own linen and towels unless prearranged. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm and check-out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss, or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage, or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. No loud music is to be played after 8 p.m. on weekdays, including Sunday, and after 10 p.m. on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed at the property. 6. LINEN AND TOWELS Included in the home: doona, doona cover, and pillows. What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels, and bathmats. Guests have the choice of: BYO Linen / Towels - Guests bring their own fitted, sheets, flat sheets, and pillowcases for each bed. Guests also bring their own beach, bath, and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations. Linen Set Hire - Guests can hire a full linen set for $30 per bed which includes a fitted sheet, flat sheet, and pillowcases. Bunk beds are classed as two beds. All beds are the same price. Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set). Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel. Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40. If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours’ notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request. Please ensure this number is correct. If we cannot contact you within 15 minutes of receiving the complaint or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests would be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management before leaving the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illnesses, or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety, and quiet enjoyment of the property and our neighbors. You are responsible for damage, breakages, theft, and loss of the property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay overnight at the property. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges, and all rubbish must be put in the rubbish bins provided. Bins are to be left out on the nature strip. Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for cleaning dirty dishes, the washing machine, the dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors must be locked. At the end of your stay, all keys must be returned to the safety box. Window keys remain in the windows. You are responsible for the safekeeping and replacement of accommodation keys. If you lose them, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. Please bring your wood for the fireplace and clean it after use.
