Good to know

The House of Windsor represents open-plan living at its most stylish and luxurious. This townhouse is fitted to the high standard with luxury fittings, ideally suited to extended bookings, including hotel quality, starched and laundered bed linen. At about 110 SQ/M, the space is about 75% larger than other listings in multi-unit developments and nearly three times the size of a standard hotel room, yet well under half the price. As a guest, you can access the excellent rooftop terrace and views over Windsor. The townhouse features extra high ceilings with cutting-edge and very evocative mood LED lighting. The oversized open-plan living room and kitchen feature reclaimed hardwood floors and custom steel framed doors that can open onto a fabulous front balcony with a delightful view of the park across the road. The bedroom has a full ensuite with a rain head shower and its deck, complete with a lush vertical garden. The open-plan lounge/dining/kitchen has two very comfortable sofa beds. Note the access to the bathroom is via the bedroom. Off the main bedroom is a study nook with a desk and huge, fully fitted wardrobes. The gourmet kitchen, designed for entertaining, comes complete with an induction cooktop and an entire oven and pantry. There is also a fridge/freezer, dishwasher, washer, and dryer, all of which are full-size. The home features reverse-cycle air-conditioning/heating. Unlike other listings that are often not much bigger than studio apartments in large blocks of hundreds of units, this is your own space in a low-rise neighbourhood of local homes, not tourists or student accommodation.

House Rules

We don't like rules ourselves, however, this is a multimillion-dollar apartment and sadly we have only one bad incident which involved people using drugs on the property, so we hope you understand our caution. 1/ ABSOLUTELY no parties or events. Any breach will forfeit the security bond in full. The police will be called and you will be asked to leave. 2/ Without prior approval only registered guests can be on the property at any time. 3/ No smoking inside. No smoking on the rooftop terrace. At no time must any noise emanate or be able to be heard outside of your apartment. We live in close proximity to our neighbours and if we get one complaint either from them or guests staying in the other apartment, you will be asked to cease the noise immediately. Failure to do so will see forfeiture of the entire security bond and police will be called. 4/ PET Policy. Pets are welcome at this home however the home is only suitable for small dogs. If you would like to bring your pet, please let us know what kind of pet, how many pets and the breed of the pet so that we can obtain approval from the owner. Failure to do this can result in your booking being cancelled. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check-in time is 3pm and check out time is 10am. Refer to the house manual when your booking is confirmed for the key location and your unique code. 3. SECURITY BOND A bond payment is allocated to the booking. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is in a residential street. No loud music to be played after 8pm during the weekdays including Sunday and after 10pm on Friday and Saturday night. Disobeying these rules may result in potentially losing your bond and being evicted from the property. 5. PETS Pets are not allowed. If you bring your pet, you will be asked to leave and your booking cancelled. We hate to be so strict, we are dog owner ourselves but we have had too many instances of damage being caused and neighbours lodging complaints with the council. By proceeding with your booking you agree to these conditions. 6. LINEN AND TOWELS All linen and towels are supplied for your convenience. Lost or damaged hired linen / towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot get with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend to the home to investigate the complaint. If this were to occur, then guests will be charged $300 + GST. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management are not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of property during your stay. You must notify us of this immediately. Only the guests agreed to in the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge of $100. 9. GENERAL INFORMATION The home has a Caffitaly Map coffee machine and compatible pods can be purchased from local Supermarkets. The rooftop terrace is available for you to enjoy but there is a NO SMOKING rule due to the flammable nature of the turf. Please stay within the fenced area. Smoking is not permitted in the home. The split system works well for the whole apartment (both heating and cooling). There is a parking permit for you located on the guide guidebook. 10. SECURITY CAMERA NOTICE It is a legal requirement that we inform you that the property is under 24/7 video surveillance. We have installed security cameras to monitor all external entrances to both apartments. We can access these remotely, they are in motion activated and have infrared night vision. Windsor is in the heart of it all. Once here chances are you won't want to leave. The city is just 10 minutes away by train, 20 minutes by tram or a leisurely 45/60 walk though gardens or along the river. The drive from the airport outside peak for is just 30 minutes. There is a sky bus to the city and then you can either tram, train or Uber. We are extremely well served with all forms of transport, trams, (6 major routes are just a few minutes away, trains (2 major stations 5 minutes away) along with lots of bus routes, which you won't ever need to use as the trains and trams are so good.
