Nestled in a quiet and peaceful street, but only a 2-minute stroll to the famous Chapel Street. Within walking distance to trams and trains and The Avenue Hospital.

Good to know

The Kings Domain at the House of Windsor is one of two totally self-contacted townhouses. Why book just another apartment in a big block and no views, when, for the same price, you can stay at The House of Windsor? The King’s Domain which is the entire ground floor apartment represents open-plan living at its most stylish and family-friendly and sleeps 5. This townhouse is fitted to the highest standard of appointments and family fittings, ideally suited to extended bookings, including hotel quality, starched and laundered bed linen. We also have a one-bedroom apartment on the first floor that sleeps 4, which you view by going to my profile attached to this listing. Both apartments are fitted out to the same exceptionally high standard. At about 100 SQ/M, the space is about 75% larger than other apartments in multi-unit developments and about four times the size of a standard hotel room, yet well under half the price. The townhouse features extra high ceilings and open planned living, dining and entertaining spaces with custom steel-framed doors that can open onto a fabulous front courtyard. The gourmet kitchen, designed for entertaining, comes complete with an induction cooktop and an entire oven and butler's pantry. There is also a fridge/freezer, a dishwasher, and a washer and dryer, all of which are full-size. The townhouse features reverse-cycle air-conditioning and an excellent gas fire. Unlike other listings that are often not much bigger than studio apartments in large blocks of hundreds of units, this is completely your own space in a low-rise neighbourhood of local homes, not tourists or student accommodation. This is an ample open plan space with two bedrooms with queen beds and 1 with an extra single sofa bed. The bathroom has two toilets and hand basins. Both are separated by 4/5 metres from each other. There is a massive rain head shower between the two bathrooms. The show has floor-to-fully frosted ceiling glass. It is designed so someone can use the shower and leave one side, while someone else can use the bathroom on the other side or enter the shower when vacant. You must wait until the other side is free if total privacy is required. The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests that will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

House Rules

We don't like rules ourselves, however, this is a multimillion-dollar apartment and sadly we have only one bad incident which involved people using drugs on the property, so we hope you understand our caution. 1/ ABSOLUTELY no parties or events. Any breach will forfeit the security bond in full. The police will be called and you will be asked to leave. 2/ Without prior approval only registered guests can be on the property at any time. 3/ No smoking inside. No smoking on the rooftop terrace. At no time must any noise emanate or be able to be heard outside of your apartment. We live in close proximity to our neighbours and if we get one complaint either from them or guests staying in the other apartment, you will be asked to cease the noise immediately. Failure to do so will see forfeiture of the entire security bond and police will be called. 4/ PET Policy. This is by prior consent on a request basis ONLY. Before we can approve a booking with pets, we need to know the size of the dog and breed before you proceed with booking. Addition fees may apply.

Other Details to Note

Limited street parking is available down a dead-end street. However, it isn't usually a problem finding a park. We will supply you with one parking permit for the home. All linen and towels are provided for your convenience. Lost or damaged hired linen may incur costs. STRICT NO PARTY POLICY - Zero tolerance for any noise or parties. Guests must abide by the following terms and conditions: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK-IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when booking the critical location, and your unique code is confirmed. 3. SECURITY BOND A bond payment is allocated to the booking. Any damage, loss or expense incurred by Management due to breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is on a residential street. No loud music will be played after 8 pm on weekdays, including Sunday, and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are welcome at this home. However, the home is only suitable for small dogs. If you would like to bring your pet, please let us know what kind of pet, how many pets and the breed of the pet so that we can obtain approval from the owner. Failure to do this can result in your booking being cancelled. 6. LINEN AND TOWELS All linen and towels are supplied for your convenience. Lost or damaged hired linen/towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot get you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange for a security patrol car to attend to the home to investigate the complaint. If this occurs, guests will be charged $300 + GST. Any complaint, which cannot be resolved locally, must be notified in writing to Management before departure from the property. We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illnesses or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakages, theft and loss of property during your stay. You must notify us of this immediately. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrived. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping and replacement of accommodation keys. In the event of losing the keys, duplicate keys will be provided at an additional charge of $100. 9. GENERAL INFORMATION The home has a Caffitaly Map coffee machine, and compatible pods can be purchased from local Supermarkets. The rooftop terrace is available for you to enjoy, but there is a NO SMOKING rule due to the explosive nature of the turf. Please stay within the fenced area. Smoking is not permitted in the home. There is a parking permit for you in the guide guidebook. 10. SECURITY CAMERA NOTICE It is a legal requirement that we inform you that the property is under 24/7 video surveillance. We have installed security cameras to monitor all external entrances to both apartments. We can access these remotely; they are in motion activated and have infrared night vision. They are only there for us to monitor any guests who try breaking the house rules of ‘no parties and extra guests well over the number booked’. Thank you for abiding by the terms and conditions.
