The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited. The home has CCTV security cameras located on the outside of the home.

House Rules

Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called, this could affect your bond, and we have reserved the right to evict guests. Booking reservations can only be confirmed once the verification process has been completed. The home has CCTV security cameras located on the outside of the home. Council Short Stay Accommodation Code of Conduct rules apply. All guests must abide by the terms and conditions below: 1. ACCEPTANCE AND RESPONSIBILITY Payment of the deposit constitutes acceptance of these terms and conditions. 2. CHECK IN / OUT Check-in time is 3 pm, and check-out time is 10 am. Refer to the house manual when booking the critical location; your unique code is confirmed. 3. SECURITY BOND A bond payment of $1,000 is allocated to the booking. Any damage, loss or expense incurred by management due to breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints against you, etc. 4. PARTIES AND FUNCTIONS Parties are not allowed, and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music will be played after 8 p.m. on weekdays, including Sundays, and after 10 p.m. on Friday and Saturday nights. Disobeying these rules may result in losing your bond and being evicted from the property. 5. PETS Pets are not allowed. 6. LINEN AND TOWELS All linen and towels are included in your stay. Lost or damaged hired linen / towels may incur costs. 7. PROBLEMS OR COMPLAINTS If a complaint is raised, guests will be contacted on the phone number provided on the booking request; please ensure this number is correct. If we cannot get you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this occurs, guests would be charged up to $300. Any complaint that cannot be resolved locally must be notified in writing to management before departure from the property. We recommend all guests purchase travel insurance since management is not responsible for any injuries, illness or accidents that may occur while staying at our property. 8. YOUR OTHER RESPONSIBILITIES You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours. You are responsible for damage, breakage, and loss during your stay; please notify us. Only the guests who agreed to the booking may stay in the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund. Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip. Extra cleaning charges may be incurred for cleaning dirty dishes, washing machine, dishwasher, emptying the fridge, removing excessive rubbish, cleaning the BBQ, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the standard cleaning fee, which will be deducted from the security bond or charged to your credit card. All furniture and furnishings must be left in their position when you arrive. The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay. You are responsible for the safekeeping of accommodation keys. In the event of losing the keys, duplicate keys will be provided at an additional charge of $100. Smoking is not permitted in the house. 9. GENERAL The fireplace is NOT to be used. The home has CCTV security cameras located on the outside of the home. Rest assured, the system is only monitored in the event of any concerns or issues.
